Welcome to Fort Fisher Place, the Property

Ownership of a spacious private beach home on the Atlantic Ocean is sometimes beyond the reach of all but the wealthiest. “Fractional ownership” makes Fort Fisher Place affordable to families who don’t want to own more time at the beach than they can use each year.

The Fort Fisher Place concept evolved in the late 1980s and the house was constructed as an “equity shared” beach home by a partnership of owners. This was well before the term “fractional share” appeared in the marketplace. From the beginning, there have been 13 equal partnership interests, which allow each partner to spend four spectacular weeks every year enjoying all the area has to offer.

A founding partner couple (now empty nesters) is offering two original partnership shares for purchase… the first such offering in more than a decade. In over 20 years, only two of 13 shares have changed hands.

This luxurious four-bedroom, three-story, 2,700 sq. ft. home is a special place at the beach. It is architect-designed and built to rigid standards and specifications to welcome the ocean breezes, as well as to withstand infrequent storms.

With its spectacular ocean views, a fully equipped kitchen large enough for family and friends, spacious living areas, oceanfront decks, entertainment electronics and a whirlpool bath in a steam enclosure, Fort Fisher Place is the ultimate in oceanfront comfort and convenience.

The core feature of Fort Fisher Place is enjoyment of beach life with family and friends in a luxury environment with no chores! Every user is a partner, and there are no rental listings.

It is hard to imagine that the house and furnishings are not brand new, as periodic cleaning, preventive maintenance and timely replacement of furnishings are carefully planned and monitored by the managing partners.

Most weeks between Easter and Thanksgiving offer beautiful weather. Even the winter months are pleasurable, as the house is heated and cooled by a pair of Trane heat pumps with the outside units cleaned each week to prevent corrosion. So the partner/owner families enjoy the beach during most of the four seasons in southeastern North Carolina.

The partnership has been self-managed from its inception, with the partners gathering once a year (in early spring) to review operations and finances and to plan for the next year. Two (or three) managing partners volunteer for election to serve until the next meeting of partners. They handle the day-to-day responsibilities with some tasks assigned to others. It is truly owner-centric, with no outside developer involved. Only partner/owners use the property on a shared (but scheduled) basis.

The level of the quarterly assessment ($750/share in 2009) is determined at the annual meeting to fund operations and expenses such as taxes, utilities, insurance, cleaning, maintenance, repairs, etc. for the following year

The beaches in the Fort Fisher Area of Kure Beach are wide, clean and healthy, thanks to periodic beach renourishment and a stewardship commitment by the municipality. The Natural Resources Defenses Council recognized Kure Beach in 2007 as a top “Beach Buddy” in their national listing of “Beach Bums and Beach Buddies.”

The “Port City” of Wilmington is only 30 minutes away, with faithfully restored historic homes, excellent restaurants, gorgeous gardens, candlelight carriage rides, river tours and even Segway tours. Shopping is unparalleled whether you are seeking stylish boutiques or large, trendy shopping centers with organic fresh markets and even “pick your own” strawberry and blueberry fields in season.

Wilmington International Airport (ILM) serves the area with nonstop flights to New York, Atlanta, Charlotte, and Philadelphia, with connections to other cities.

Wrightsville Beach and Figure Eight Island are about a half-hour’s drive to the north. For day trips to the south, the Fort Fisher/Southport Ferry docks a couple of miles from Fort Fisher Place and it carries cars, bicycles and passengers for connections to Bald Head Island, NC, the beaches of Brunswick County, NC, or to Myrtle Beach, SC. Golfers may choose from dozens of courses within an hour’s drive.

Other attractions are within walking distance. The North Carolina Aquarium at Fort Fisher and the Fort Fisher History Museum beckon visitors during afternoons off the beach. The natural habitats of the Fort Fisher State Historic Site and the Carolina Beach State Park are less than 20 minutes away by bicycle.
